Glassport School has been sitting vacant in the middle of the small borough for many years. The adaptive reuse of the school will consist of 55 one- and two-bedroom units of affordable senior housing. Both the new and retrofitted portions of the building will be built to the rigorous Passive House standard, making the project a model of healthy living, energy efficiency, and environmentally sustainable design.
The development, designed in collaboration with NK Architects, will bring a unique focus to the health and well-being of the residents, and the history of Glassport and the school itself. A healing garden near the entrance of the building will connect residents with restorative elements of plants, sky, and nature. The large site will also include edible landscaping, including an asparagus bed, blueberries, raspberries, and apple trees. Raised beds will be used for vegetable gardens during the summer months, and stormwater captured in bio-swales, and will contribute to the feeling of lush plantings. Artifacts and exhibits featuring the history of the school and Glassport will weave throughout the project.

This design by cornerstone architects, Developed by Spire construction is one of the largest multi-unit Passive House projects in Canada located at the corner of Fraser Street and 57th Avenue in Vancouver. Spire Landing is estimated to be completed in Spring of 2018. Passive House is the world’s leading standard in energy efficient construction. Up to 90% energy is saved in heating over conventional building standards. The residential rental building will be six storeys consisting of 95 rental units (71 one-bedroom; 24 two-bedroom).
Morningside Crossings is a 46-unit senior housing project consisting of a mix of one- and two-bedroom affordable and market rate units. The project, a collaboration with NK Architects, combines a Passive House adaptive reuse of the existing Morningside School and a new Passive House addition located over on-site parking.
A fitness room and community room available to the residents and neighbors will encourage multi-generational interactions. A neighborhood center, run by Citiparks, will occupy the commercial end of the site, and will offer a meals program, community classes, and wellness programs. The site will also include an outdoor public plaza that will engage the greater Morningside community by providing a dedicated, vibrant, civic space that will host activities like tai chi and yoga classes, the neighborhood’s Christmas tree sale, and summer movie showings.
Morningside Crossing Retirement Residence is one of the first projects in the country being designed for seniors using Passive House criteria, bringing them the health and comfort benefits of that approach.

This large student dormitory project used the PassiV Future Proof range using a mix of fixed and tilt and turn windows in white uPVC.
All these triple-glazed windows have insulated frames and high performance spacer bars.

The Distillery North Apartments are part of a new, ultra-sustainable building in a fast-developing area. This Passive House in South Boston building is home to 28 unique apartment residences, a public café, a street-level commercial space, and ample interior parking.
It joins the original building – an old rum distillery called The Distillery – built in the mid-19th century, which since 1984 has grown into a vibrant community of artists, artisans, small businesses, and galleries in a mix of live-work and non-live-work spaces currently occupied by approximately 150 working artists.
The Distillery North Apartments in Boston will soon be joined by a third building that will add an additional 37 apartment residences, six commercial spaces, a grocery market, a three-story greenhouse, and extensive additional parking. The three buildings will create an interconnected village with a generous interior courtyard that we have carefully designed to retain winter warmth and exploit summer breezes – for relaxing, gathering, and the visual and performing arts.

The project includes a community room, offices, sun rooms and other tenant-related services. The building is oriented south for optimum solar and to create a courtyard and gardens for the tenants.
